A development may be exempted from the requirement of MMC 12.45.030 when one or more of the following conditions exist:

(1) The development is for the construction of not more than three single-family or duplex dwelling(s) on an existing lot(s) of record.

(2) The development creates and/or replaces less than 10,000 square feet of impervious surface, cumulatively.

(3) The proposed development activity is being constructed under a valid land use approval where the application for said development activity was submitted prior to November 7, 2019. (Ord. 166, passed 12-10-2019)
